There was a time when the mortgage business ran on relationships.
Coffee.
Golf.
Game nights.
Steak dinners.
Holiday baskets.
And...
That probably made sense.
Information moved slowly.
Rate sheets arrived by fax... if they arrived at all.
Policies lived in binders.... (ask your parents).
Underwriting knowledge lived inside people, not portals, and certainly not an LLM.
Being physically present was often the fastest way to get answers.
Relationships weren't just important.
They were the product.
Today?
The product has changed.
Relationships still matter.
Trust still matters.
Face-to-face still matters.
But today...
Relationships are the multiplier.
Not the product itself.
The modern broker doesn't need another latte.
They need:
A returned phone call.
A live scenario discussion.
Clarity on policy.
Help structuring a difficult file.
Honest odds of approval.
Escalation support when it matters.
Fast, clear answers.
The BDMs who create the most value today aren't necessarily the ones buying the most lunches.
They're the ones who:
Answer the phone.
Know policy cold.
Think like underwriters.
Navigate exceptions.
Save difficult files.
Communicate clearly.
Help brokers get mortgages funded.
That's value.
Coffee is just coffee.
Everything above reflects what I've heard from countless brokers over the past few years.
But here's the part many brokers don't realize...
The game has changed for BDMs, too.
BDM life is no longer steak dinners and game nights.
Today it's less about hospitality...
...and more, maybe ALL, about air traffic control.
Except, the issue is not every pilot is on the radio asking for guidance... most pilots are cool. Pilots are producers.
...it's the hundreds of passengers who somehow think they should also have direct access to the control tower.
Who gets priority?
The pilots are flying actual aircraft.
They're people doing real business.
Not the passengers, the tourists, wondering where and when they might fly... someday.
Reality Check
Let's put some real, up to the minute, numbers to this.
Based on conversations with several national A lenders...
More than 60% of approved brokers have submitted exactly zero files year-to-date.
Zero!
Imagine a lender with 1,000 approved brokers.
More than 600 have submitted nothing... but still calling 'to run a deal'
A few hundred have submitted something.
A few dozen producing the only meaningful volume.
One or two become indispensable.
Think about that.
When your BDM calls you...
...it's probably not because they have time to kill.
It's because you're one of a surprisingly small number of brokers actually moving the business forward.
You matter.
That's why they're calling.
So don't waste that relationship.
Take the call.
Take that call seriously!
And when you hit Submit, show up with complete documentation on day one.
Write strong submission notes.
Ask thoughtful questions (in writing).
Respect their time.
Make their job easier.
Because they'll return the favour when it matters most.
The best BDMs today aren't hospitality representatives.
They're strategists.
Policy translators.
Structuring consultants.
Internal advocates.
Problem solvers.
Business accelerators.
A coffee invitation isn't on a whim anymore.
It's earned.
Everybody thinks the reward for sending more business is a better lunch.
It isn't.
The reward is that when your name pops up on your BDM's phone...
...they answer.
